Proposed Renovation Valuation:

If you are thinking of renovating and wondering if this will be a worthwhile exercise, we can provide a valuation of what your property is worth today and what it will be worth after the renovations are complete.  We can undertake this work off fairly basic concept plans, and this can be very helpful in setting the budget for the renovation. This report can also be updated at a later date, once your plans are finalized and may be able to be used as part of your finance application (with bank approval).

Proposed Building Valuation:

Similar to the renovation valuation, this can help with budgeting for home that you are considering building.  It will give you an indication of what the end value will be and what you bank may be willing to lend you.

For architects and builders who are committed to working within their client’s budget and want to ensure this is at a correct level to start with, this is the perfect service to offer to your clients. 

Insurance Assessment:

New Zealand home owners are now responsible for providing their insurance company with a “Total Sum Insured” amount and this can be a difficult amount to get right.  We continually monitor building costs to ensure we can give you an accurate figure not just to rebuild your home but also all the other improvements on the property – fencing, driveways, paths, garages, and retaining walls.   In order to provide an accurate figure, you will also need to know the size of these improvements and many people do not have, or know how to calculate, an accurate floor area of their home. 

As part of an insurance assessment, we complete a comprehensive inspection of the property, including measurements of all improvements on site. We also account for building inflation, over the period of the policy (1 year) and the potential repair and / or rebuild period – this can be a substantial value that needs to be taken into account.  We also allocate an appropriate amount for demolition of improvements should that be required.

Energy Efficient Home Valuations:

Although these valuations are completed using the same methodologies and processes as a more conventional property, it is important to have a valuer that recognises the unique nature of these homes. We are knowledgeable about the different building materials, costs and benefits of these types of home and have experienced in valuing them.  We maintain a database of sales of energy efficient homes and work closely with architects and builders that work in this specialist area.

Building Plan Consultation:

Are you planning to build the right type of home for the location?  Is 3 or 4 bedrooms preferable? Is a second bathroom or a walk in pantry more desirable? Timber or aluminium windows, Formica or Stone bench tops? Is this the best house plan for your site in terms of access, sun, light and outdoor space?
